Why oak floors are worth restoring

Oak is dense, hard-wearing and full of character, which is exactly why it has been the hardwood of choice in Scottish homes for generations — from the solid oak boards and parquet of Victorian and Edwardian properties to the wide engineered oak planks in new-build Lothian homes. Its open grain takes oil and stain beautifully, deepening in colour and warmth as it ages.

Because oak is hard, it sands cleanly and finishes to a flawless, even surface — but it still deserves a gentle hand. Removing the minimum of timber keeps an original oak floor going for generations, and on engineered oak it is essential, because there is only a limited wear layer to work with.

Solid oak

Solid oak is a single piece of timber through its full thickness, so it can be sanded and refinished many times over its life. Original solid oak floors — and oak parquet — are among the most rewarding floors we restore.

Engineered oak

Engineered oak is a real-oak wear layer bonded to a plywood core. It can usually be sanded — but only if the oak layer is thick enough, which is exactly the kind of honest assessment we give before any work.

Oak's grain responds superbly to the right finish. We use premium Bona products, chosen for your floor and how you live.

Natural & hardwax oils

Penetrate the grain for a warm, natural, matt look that is easy to spot-repair. The classic choice for oak.

A durable surface film for high-traffic homes and busy households — tough, wipeable and long-lasting.

Oak floor sanding FAQs

A solid oak floor can typically be fully sanded several times over its life, depending on the thickness above the tongue and groove. Engineered oak depends on its wear layer. Because every sanding removes timber, we use the gentle planetary system to take off the minimum and we will tell you honestly how much life your floor has left.

Usually yes, if the real-oak wear layer is thick enough (often around 3mm or more). We check the wear layer before quoting; if it is too thin for a full sand, a light recoat is often the right call instead. See our engineered wood page for detail.

It depends on how you live. Natural and hardwax oils give a warm, natural look and are easy to maintain and repair; hard lacquers give a tougher, wipeable surface for busy households. We will talk you through both on a free visit.

Yes. Oak takes stain very evenly, so we can shift it from its natural blonde through warm mid-tones to smoked or dark walnut finishes, then seal it with oil or lacquer.
